Auction Terms

TERMS: These properties will be offered in individual

tracts, in any combination of tracts or as a total unit. The

property will be sold in the manner resulting in the highest

total sale price, subject to the Seller’s acceptance, counter,

or rejection. Properties are selling “AS-IS, WHERE-IS”

WITHOUT CONTINGENCIES. Earnest funds will be

10% (NON-REFUNDABLE) of the accepted bid price on

the day of auction with the balance in cash at closing.

All bidders must preregister with a bank letter of credit or

guarantee. YOUR BIDDING IS NOT

CONDITIONAL UPON FINANCING, SO BE SURE YOU

HAVE ARRANGED FINANCING, IF NEEDED, AND ARE

CAPABLE OF PAYING CASH AT CLOSING – WITHIN

30 DAYS OF ACCEPTED OFFER or upon completion of

surveys, title commitment, and closing statements!

Each potential bidder is responsible for conducting

his or her own independent inspections, investigations,

inquiries, and due diligence concerning the property.

A Wisconsin Offer To Purchase with NO contingencies

will be signed by buyer on auction day!

ALL taxes will be prorated. Seller has the right to

counter, reject, or accept any/all offers within 72 hours

of sale day.

 

BUYER’S PREMIUM: A 2% buyer’s premium will be

 

added to the final bid price to determine the contract

purchase price. 

SURVEY: Seller AND Buyer will each pay 50/50 of the

cost of any/all surveys and/or legal descriptions. When

possible, some properties will be sold per current legal

descriptions and a survey will not be completed. The

type of survey performed shall be at the Seller’s option

and sufficient for providing title insurance. Closing prices

shall be adjusted to reflect any difference between advertised and surveyed acres. All acreages are approximate

and have been estimated based on current legal description and/or aerial photos. Any corrections, additions, or

deletions will be made known prior to the auction.
