Auction Terms

 

TERMS: :  The purchaser shall make a non-refundable deposit at the conclusion of the auction of $3000.00 per property and $15,000 for 10003 Taylorsville Rd property in the form of cash, certified check, cashier’s check, or good personal check secured by purchaser’s personal demand note payable to the Auction Solutions, LLC.  Balance to be paid for a special warranty deed and insurable title with balance due on or before December 31st, 2018. Possession with deed subject to leases. Taxes to be prorated to date of closing.  Purchasers will pay for preliminary title insurance check of $200.00 to Eddin Domine Law Group, in addition to the purchase price of the real estate.  The property is being sold as is with no warranty.  Buyer will sign a lead base paint disclosure.  A 10% Buyer’s Premium will be added to the winning bids to determine the contract selling price for each property.  Buyer is to verify lot size, square footage, restrictions, floodplain, and taxes. Auctioneer/Broker/Seller will not be liable for this information. All risks of loss with respect to the property shall remain with SELLER until the closing and delivery of deed.  In Cooperation with eXp Realty, LLC
